NORTHSTAR FUNDING INC is dedicated to revolutionizing the mortgage process. A big part of that revolution is our commitment to prompt and convenient communication with our borrowers, vendors, and others. We rely on email, electronic documentation, and our web portal for that.

Because we rely on these methods of communication to conduct our business and make certain disclosures available to you as part of the mortgage application process, we must have your consent to interact with us and receive disclosures electronically. Your consent will apply to this mortgage loan application and all subsequent mortgage loan applications.

If you do not consent, we will be unable to continue with the online application process; however, we can still assist you in person or over the phone. While your Loan Dashboard will always be the primary source of information we provide to you, it may also include messages from your loan team, status updates, disclosures, valuations, and other relevant files. Additionally, we may occasionally email or mail you documents.

To receive disclosures electronically, you need access to an Internet browser, such as Internet Explorer, Mozilla Firefox, or Google Chrome, and a PDF reader, such as Adobe Acrobat or CutePDF, since disclosures may be in PDF format. You will also need access to a printer or the ability to download information to keep copies for your records.

New Jersey Disclosure

Non-Qualified Mortgage (NON-QM) Disclosure

Non-Qualified Mortgages (NON-QM) are residential mortgage loans that do not meet the Consumer Financial Protection Bureau's (CFPB) definition of a Qualified Mortgage. These loans may have different underwriting standards and may carry higher interest rates compared to conventional mortgage products.

NON-QM loans are designed for borrowers who may not qualify for traditional financing due to non-traditional income documentation, self-employment, investment property ownership, or other factors. Borrowers should carefully consider their ability to repay the loan and understand all terms and conditions before proceeding.
