Terms of Use

By accessing and using the NorthStar Funding website ("Site"), you agree to be bound by these Terms of Use. If you do not agree to these terms, please do not use our Site.

Use of Website

This Site is provided for informational purposes only. The content on this Site does not constitute an offer to lend, a commitment to lend, or a guarantee of loan approval. All loan applications are subject to credit approval and verification of information provided.

Accuracy of Information

While we strive to provide accurate and up-to-date information, we make no representations or warranties about the accuracy, completeness, or suitability of any information on this Site. Interest rates, loan terms, and program availability are subject to change without notice.

User Responsibilities

You agree to provide accurate, current, and complete information when using our services. You are responsible for maintaining the confidentiality of any account information and for all activities that occur under your account.

All content on this Site, including text, graphics, logos, and software, is the property of NorthStar Funding or its content suppliers and is protected by United States and international copyright laws.

Truth in Lending Act (TILA) Disclosures

In accordance with the Truth in Lending Act (TILA) and Regulation Z, NorthStar Funding provides the following disclosures:

Annual Percentage Rate (APR)

The APR is a measure of the cost of credit, expressed as a yearly rate. It includes the interest rate plus other charges, such as points and certain closing costs. The APR allows you to compare the cost of different loan offers.

Finance Charges

Finance charges include all costs associated with obtaining credit, including interest, origination fees, discount points, mortgage insurance premiums, and other fees required to obtain the loan.

Right to Rescind

For certain refinance transactions on your primary residence, you have the right to cancel the transaction within three business days after closing. This right does not apply to purchase transactions or loans on investment properties or second homes.

Important: Specific TILA disclosures, including APR, finance charges, and payment schedules, will be provided in your Loan Estimate and Closing Disclosure documents.

Mortgage Lending Disclosures

Rate Lock Policy

Interest rates are subject to change at any time. A rate lock agreement must be executed to secure a specific interest rate. Rate locks are typically available for 30, 45, or 60 days, with longer lock periods available for an additional fee.

Loan Estimates

Within three business days of receiving your loan application, you will receive a Loan Estimate that provides important information about the loan you have requested, including estimated interest rate, monthly payment, and closing costs.

Closing Disclosure

At least three business days before closing, you will receive a Closing Disclosure that provides final details about your loan, including the loan terms, projected monthly payments, and closing costs.

Appraisal Requirements

Most loan programs require an appraisal to determine the value of the property. You have the right to receive a copy of the appraisal at least three days before closing. Appraisal fees are typically paid upfront and are non-refundable.

Non-QM Loan Disclosure

NorthStar Funding specializes in Non-Qualified Mortgage (Non-QM) loans. These loans do not meet the Consumer Financial Protection Bureau's (CFPB) definition of a Qualified Mortgage. Non-QM loans may have different features, including:

  • Interest-only payment options
  • Alternative income documentation requirements
  • Higher debt-to-income ratios
  • Different credit score requirements
